Developing your existing property into either a house behind, duplex or triplex is a fairly straightforward process. But that doesn’t mean it won’t be without its hiccups. And one of those hiccups often concerns one of the most unassuming elements of the whole block – the fence.
The team at Gemmill Projects has seen it all and their experience will keep potential problems to a minimum. Even before a client signs up, they will send a Sales Design Consultant to visit the block to assess the situation. If the proposed design and layout of the new construction shows that the owner will need to remove the existing fence, the recommendation will be that the client makes contact with their neighbours to discuss the options.
In the past, asbestos fencing was the popular choice. If the fence is in good order, it will more than likely be left as is. However, if it’s in a state of disrepair, the builder will request it be removed prior to site works starting. If the fence is to be removed, it must be done by a licensed asbestos removal contractor. Removing boundary fencing should always been conducted with your neighbours’ written approval. The last thing you want to do is create tension between you and your neighbours, so keeping them informed just makes good sense.
There aren’t too many blocks that don’t require some form of retaining wall, either through filling or cutting, to get to a flat, level block. Gemmill Projects can include the retaining in the contract and if they do, they will insist on getting written permission from the neighbours before commencing any installation. In most cases, existing boundary fencing will have to be relocated to the high side of the retaining wall to maintain 1800mm from both properties.
Boundary fencing is a complicated issue and the Dividing Fences Act contains all the rules that everyone must abide by. However, with good communication between the builder, owner and affected neighbour, measures can be put in place to reduce the impact it may have on all parties.
